Q:
How many home sites are there at RiversEdge?
A: 128,
which are being marketed in two phases. Phase I, underway now,
has 74 home sites.
Q:
What are the sizes of
the lots?
A: The
lots are generously sized from just under a half acre to over
half an acre. Additionally, because RiversEdge is an “open
space” community, each home site is adjacent to vast
meadows, woodlands or water instead of another lot.
Q: How
much land area does the RiversEdge development encompass?
A: RiversEdge
is over 140 acres of prime coastal land, situated on the
shores of Currituck Sound. With over 1,500 feet of waterfront,
which includes a 2 acre waterfront Village Green, boat
launching facilities with a 200 foot dock, and 500 feet of
private beach, RiversEdge offers unparalleled natural beauty
in a lush setting. The RiversEdge development is permanently
designated as an “open space” plan. This means that over
70 acres of the land within the site will never be developed—it
will remain in it's natural, pristine state, thereby not only
protecting the delicate coastal ecosystem, but also affording
its residents the joys of coastal, country living at its best.
Q:
What amenities are offered?
A:
Besides the wonderful waterfront amenities, which are
mentioned above, RiversEdge has a lovely Gazebo at the Village
Green, a picnic shelter on the private beach front, the
Meeting House (a spacious facility for social activities and
gatherings with adjacent tennis court and tot lot), two other
additional tot lots, miles of walking and hiking trails
amongst the meadows and woodlands (including a 600 foot
boardwalk through the protected wetlands), and a convenient
day time boat trailer parking area near the boat launch
facilities.
Q:
Who builds the homes
here?
A:
You may bring your own builder, or choose a newly constructed
home offered by a select group of builders who are marketing
their homes at RiversEdge. Also, our marketing associates will
be happy to give you referrals to several excellent
contractors to build your custom dream home.
Q: Is there a time frame in which to build?
A: Yes.
The goal of the developer is to create a real sense of
community where residents will have the opportunity to know
their neighbors. In order to prohibit speculative buying for
investment purposes only, the developer has incorporated a two
year window in the contract for construction to begin. This
two years begins from the date of closing, and assures buyers
that they will be living in a residential neighborhood.
Q:
Is there financing
available?
A:
RiversEdge is pleased
to announce that two regional banking and mortgage
institutions have given us specially designed finance packages
with excellent terms.
These packages can be for lot acquisition
only or a one time closing package with your lot and
construction loan rolled together. And, of course, you may
elect to choose your own banking institution for financing.

Q: Is
there a minimum square footage for homes?
A:
One of the many positive features of living at RiversEdge is
the Architectural Guidelines which assures you that all homes
have certain minimal standards. Minimum square footage for a
single story home is 2,000 sq. ft. of heated space, and for a
two story, 2,200.
Q:
What are the building
costs in northeastern NC?
A:
We have been told by many of our home buyers that building
costs can run anywhere between $65.00 and $85.00 per square
foot. Costs can vary depending on types of finishes and
materials used. It's always best to secure quotes from several
reputable builders.
Q:
What about water and
sewer at RiversEdge?
A: Currituck
County has a municipal water system. The price of each
RiversEdge lot includes the water tap and water meter fee—a
$3,050.00 value. The county uses septic systems. All of our
lots have been tested and found suitable for septic systems.
Q:
Where does the septic
system fit on my lot?
A:
Our civil engineering firm, Bissell Professional Group, has
taken each RiversEdge lot and plotted a typical one and two
story home on it, and at the same time shown where an
appropriately sized septic system would be placed. These
drawings are available at the RiversEdge marketing office.
Q:
Is there a
homeowner's association. If so, what are the responsibilities?
A:
Yes, there is a homeowner's association, currently operated by
the developer, which will be turned over to the homeowners
when their numbers are sufficient to assume responsibility.
The association is responsible for maintaining and deciding
the use of the common areas. This includes the open land held
by all, the Meeting House, the Village Green and Gazebo, the
walking and hiking trails, the boat launching facilities, the
beach, the tennis court and the tot lots. United Property
Associates (UPA) has been retained by the developer as the
management team to partner with the homeowners to ensure the
upkeep and maintenance of RiversEdge until it can be fully
turned over to them.
Q:
What is the
homeowner's association fee?
A::
The RiversEdge Property Association annual assessment is
$300.00 per year(***see discounts below) payable semi-annually
in January and July.

Q: Will
there be a community pool?
A:
Community pools are nice, but certainly add to the fees for
the homeowner's association. Today the trend is to design a
community to accommodate individual in-ground pools. This is
exactly what we have done at RiversEdge. Bissell Professional
Group, our engineering firm, has plotted each lot to
accommodate an in-ground pool should you choose to have one.
And of course, being a waterfront community, swimming in the
calm, fresh waters of the Currituck Sound is always an option!
Q:
Where can I store my
boat, jet ski, etc.?
A:
To maintain the aesthetics of the community, the RiversEdge
rules and regulations specify that boats or other watercraft
are to be stored to the rear of your yard or within your
garage. Temporary boat trailer parking is provided near the
boat launching facilities for your convenience.
Q: Is
this a place for families with children?
A:
RiversEdge is a place for everyone! Families with children,
empty nesters, singles and retired…all are welcome. In fact
our lot sales have proven this, with buyers from every
category making their homes here. This is exactly what the
developer envisioned in planning the RiversEdge community.
Safety, and family recreation were both top priorities in the
design of the extensive walkways throughout the development,
without having to access the roadways to walk from house to
house, take a stroll or ride a bicycle.
The three tot lots with colorful playground
equipment are another wonderful amenity for children and
grandchildren alike. These things coupled with the other
amenities and the beautiful views make living at RiversEdge
desirable for all ages.
Q: Where
do children attend school?
A:
Knapp Elementary School is 5 minutes from RiversEdge. The
middle schools and high school are within 10 minutes. All are
highly rated with a student teacher ratio of 18-1.
Q: Where
can I shop here?
A:
The convenient Currituck Supermarket is just 5 minutes away,
and the larger chain grocer, Food Lion is located 10 minutes
away in a neighborhood strip shopping center. Delightful,
small town shopping is available in Elizabeth City, just 20
minutes from RiversEdge, or you can easily access major
shopping centers and malls in the Hampton Roads metro area,
just 30 minutes to an hour away.
Q.
What about doctors
and health care?
A: There
are excellent doctors and dentists available as well as a
competitively priced pharmacy just 10 minutes from RiversEdge.
There is also an excellent nursing and rehabilitation center
less than 10 minutes away and Chesapeake General Hospital is
30 minutes.
Q:
What's the real estate tax rate?
A: The
tax rate in Currituck County is .66 per 100. When you consider
the lowest tax rate in Hampton Roads is 1.22 per 100, this is
a considerable savings.
Q. What utilities
are available at RiversEdge?
A.
All utilities are underground, and include cable TV, high
speed internet access, electricity, water and septic. Natural
gas will be available soon.
